Epoxy floor coatings fail for one reason far more often than any other: preparation. A coating is only as good as the mechanical profile ground into the slab beneath it, and a garage slab in Arizona that has spent twenty years under a car carries moisture, oil and sealer that all have to come out before anything is applied. The coating itself is the easy part.

Why coatings peel, and what prevents it
The two failures we get called to redo are the same two every time: a slab that was acid-etched rather than mechanically ground, and a slab with a moisture problem nobody tested for.
- Diamond-grind the slab rather than acid-etch it
- Moisture-test before anything is applied
- Repair cracks and spalling properly rather than coating over them
- Respect the cure window — a floor rushed back into service fails at the tyre

Frequently asked
How long before I can park on it?
It depends on the system and the temperature, and Arizona heat changes the cure. You will get the actual window before we start, and it is worth respecting — the most common way a good floor gets ruined is being driven on too early.
Can you coat over an existing epoxy?
Sometimes, if it is well bonded and properly prepared. If the existing coating is peeling, it comes off first. Coating over a failing coating just buys a year.
Does the Arizona heat affect epoxy?
Yes. Hot slabs shorten working time and can cause off-gassing bubbles, which is why the season and the time of day the work is done actually matter here.
